Commercial Parking Lot Paving & Resurfacing

Commercial Parking Lot Paving & Resurfacing

A commercial parking lot takes a different kind of punishment than a home driveway — daily customer traffic, delivery trucks, and constant sun exposure all add up fast. A&L Asphalt has built and resurfaced commercial parking lots across Sonoma and Marin County for over 24 years, including projects for shopping centers, medical offices, and national businesses like Verizon Wireless.

New Paving vs. Resurfacing:

What Your Lot Needs

New paving

means starting from the ground up — full excavation, base rock installation, and fresh asphalt. This is the right call for a lot with no existing asphalt or one where the base has failed completely.

Resurfacing

(sometimes called an overlay) adds a new layer of asphalt on top of an existing lot that's still structurally sound but showing wear. This is typically faster and less expensive than full paving, but it only works if the base underneath is still solid — resurfacing over a failed base just delays a bigger problem.

We'll assess your lot honestly and tell you which option actually makes sense, not the more expensive one by default.

Built for Commercial-Scale Traffic

Commercial lots need a stronger base and thicker asphalt than a residential driveway to handle daily traffic, delivery trucks, and heavier vehicles without rutting or premature cracking. Our commercial paving projects use multiple layers of asphalt over properly compacted base rock, sized for the actual traffic your property sees — not a driveway-grade job scaled up.

Working Around Your Business Operations

We understand that closing a parking lot entirely isn't always realistic for an active business. Depending on the project, we can often phase the work in sections, schedule around your slower hours or days, and coordinate directly with property managers or business owners to minimize disruption to customers, tenants, or employees.

The Commercial Paving & Resurfacing Process

01.
Site assessment
We evaluate the current asphalt, base condition, and drainage before recommending new paving or resurfacing.
02.
Milling (for resurfacing)
If we're resurfacing, we may mill down the existing surface first to create a clean, level base for the new layer.
03.
Base repair or installation
For new paving, this means full excavation and base rock compaction. For resurfacing, we address any localized base issues before laying new asphalt over the top.
04.
Asphalt application
We lay hot mix asphalt at commercial-grade thickness, sized for your property's specific traffic load.
05.
Compaction and finishing
The new surface gets compacted and finished for a smooth, professional appearance.
06.
Striping
New parking lot striping typically follows paving or resurfacing — we can handle this as part of the same project.

Signs Your Commercial Lot Needs Paving or Resurfacing

Widespread cracking across most of the lot, areas that stay wet or hold standing water after rain, visible rutting from heavy vehicle traffic, and multiple past patch jobs that haven't held are all signs it's time for a bigger fix than routine repair.

What Affects the Cost of Commercial Paving

Lot size is the biggest factor, followed by current condition, whether new paving or resurfacing is the right approach, and how much base repair is needed. We provide detailed, written estimates so property managers can budget accurately, and we're happy to structure proposals covering multiple properties for management companies overseeing several locations.

How Traffic Load Changes the Spec

Not every commercial lot needs the same build. A small office lot with mostly passenger vehicle traffic doesn’t need the same base and asphalt thickness as a shopping center lot with daily delivery trucks, or a warehouse yard where forklifts and loaded trailers are in constant motion. We ask about your property’s actual traffic — vehicle types, frequency, and whether you have any regular heavy-vehicle deliveries — before recommending a spec, rather than defaulting to a generic commercial standard that may be under- or over-built for what you actually need.

After the Project:

Striping, ADA, and Ongoing Maintenance

A freshly paved lot is also the ideal time to update striping and confirm ADA compliance, since both are far more efficient to handle while the lot is already scheduled for work rather than as separate projects later. We can include striping and ADA-compliant elements — accessible spaces, van-accessible spots, truncated domes — as part of the same project.

Once the lot is complete, we recommend a sealcoating schedule (typically every 2 to 3 years) to protect the investment, and we can set that up as a standing arrangement so it’s never something you have to remember to schedule yourself.

Paperwork and Approvals Property Managers Should Plan For

Depending on your property and municipality, a full repave or new commercial lot may require permits, and HOA-managed commercial properties often need board approval before work begins. We can tell you what’s typically required for a project of your size, but confirming specific permit needs with your local building department is worth doing early, since permit timelines can affect your project schedule more than the paving work itself.

Why Commercial Property Owners Choose A&L Asphalt

Our portfolio includes real commercial work — full parking lot paving built with multiple layers of asphalt over properly compacted rock specifically for heavy vehicle weight, plus completed ADA and striping upgrades for a national commercial account. Property managers who've worked with us once tend to call us back for the next property in their portfolio, because we show up when scheduled and don't disappear once the invoice is paid.
